winter markets have been busier than we anticipated. Solicitors are overwhelmed with work, causing delays to transactions, search results taking longer and lenders not responding swiftly. The legal process has been challenging. So, in readiness to purchase or sell a property in the new year, select and instruct your solicitor now. Use a good, reputable conveyancer to ensure a practical and swift transaction, as it’s likely that a number of new properties will come on to the market. Put yourself in a position to proceed with a purchase swiftly. Have discussions with your financial advisor or mortgage broker and, if necessary, ensure your own property is sold. The pandemic has been an intense experience for us all. We’ve broken into the world of virtual tours on all our sales and lettings properties and we’ve been pleasantly surprised at how well our customers have received them. Our agile working systems have been put to the test – along with our own personal resilience – and we’ve been delighted with how they have coped. Our amazing teams have shown that our business is resilient and well-placed to thrive through any circumstances that we are met with. That’s reassuring to know.

No doubt a stampede of buyers will be looking to take advantage of the stamp duty holiday, which is due to expire on 31 March. We may see tax changes in the next budget too, so we predict a healthy supply of properties and motivated buyers into the new year. Bidwells is opening its new, purpose- built estate agency office on 4 January, creating a fully agile workspace for our teams and one of the most welcoming visitor experiences in Cambridge for home investors, buyers, sellers, landlords and renters. We are looking forward, in time, to seeing more of our customers in person after one of the most challenging years in living memory. This pandemic has proved how well Cambridge weathers economic storms. Its strong employment base, charming cityscape and excellent transport network links have made it as resilient as we are. I’m showing only a few grey hairs myself.
